Northeast Columbia is the metro's biggest growth corridor, but inside the 29229 / 29223 zips there's three distinct housing eras and three different electrical patterns. Spring Valley homes (built 1970s–80s) commonly still run aluminum branch-circuit wiring and 100A panels that struggle with modern HVAC plus EV. Wildewood (mid-1990s–2000s) was built modern enough to handle EV chargers and Lutron retrofits with the existing 200A panel. Killian Forest, Polo Hill, and the brand-new Killian Rd builds are EV-pre-wired by default and most need only smart-home additions and outdoor lighting after move-in.
We work across all three. For Spring Valley, the most common job is an aluminum wiring remediation paired with a 200A panel upgrade to satisfy an insurance carrier's renewal request. For Wildewood, it's Tesla Wall Connector installs, Lutron Caseta retrofits, and Generac generator additions. For Killian Forest and the new builds, it's typically smart-home wiring, landscape lighting, and the occasional sub-panel for a detached garage or pool house.
